Pricing

The prices on the homes will be priced using the following criteria:

  • The larger homes are priced with upgrade kitchens and baths. 
  • The smaller homes will be priced quite modestly. The Medium homes are priced with some more options. The large homes are generally "loaded". They are all priced the way most people order them. They are not base prices.

I have all the homes priced. If you would like a price list on a home, please email me. I will send you a price list that show the options that make up the price of the home.

Customization

 We can customize the home.  I have taken kitchens and baths from one home to the other.  We can make it bigger or smaller.  We can make rooms bigger and smaller.  There is very little that I cannot do.  It is immediately priced for you. 

Customizing is not always adding options.  We can add or subtract options without customizing it.  I had the same model ordered by 3 different people.  All 3 had different priorities.  The price we started with was $182,000 on all 3.  One wanted it simple.  She got it down to $155,000.  The other wanted to leave out some of the options that it was priced with.  After she was done, it was $100 different than when we started.  The third person wanted it with a lot more options.  His priced out a $194,000.  That was customized to their needs but we don't consider it customization because the floor plan was not changed.  However the people felt like it was customized because they got it exactly the way that they wanted it.  They paid for the options that they wanted and did not pay for the options that they did not want.

Exteriors

 Many people ask me "What does the outside look like on the _____ model?"  That was because there is no exterior to each model.  We can put any exterior on any home.  Before, you did not find any exterior pictures of homes.  Well, that has changed.  We realize that the exterior look of the home is very important to some people.  Some it is not.  We do not have a lot of pictures.  We are going to be having more exterior pictures as the year goes on.

Delivery Times

 In the spring, we can get homes when you want.  As the year goes on, the factory oversells their production every day.  They sell about a day and a half production every day.  So in a given week, the production schedule moves back an extra 2 1/2 days.  As we inch toward the fall, it will get longer.  The fall generally will be about 2 months to get the home and another month for delivery and setup.  Another variable is that we sell out every year.  Our delivery schedule fills up.  We can only deliver so many homes.  My suggestions is to start early.  Call us to visit about your personal situation.  Time gets away from people.  We can always delay delivery to when you want it.  More importantly, you get on the delivery schedule.
