Exteriors
Exteriors are all about the money. How much do you want to spend on it. It is that simple. There is no exterior for a certain model. All exteriors can be put on every home or left off every home.
How much do you want to invest into the exterior of the home? Some put on none or very little Some put on a significant number of things. Some of the things that make up the exterior are:
- Exterior colors
- Black or white facia, lineals, windows and doors
- Roof pitch
- Dormers and elevations
- Siding variations (shakes, vertical siding)
- Skirting
We can do just about any exterior that you see on any home at any other dealers lot. Take a picture of it and send it to me, I can price it for you. All the manufacturerers have pretty much the same exteriors available.
Simple exteriors
The comment I hear the from people who don't have much on the exterior is "our homr is in a location that nobody will see it anyway". Or "the people who are coming to see us, are coming to see us and not our home."
Most people put a 16 or 20 ft. dormer on the home with the standard roof pitch.
More complicated exteriors.
I have people say "I want it to look like a house" which I bristle at because these are houses. What they are saying is that they want it to not look like a mobile home. That is subjective in their own minds.
What I tell them is that if they want it to look more residential (my words for "looks like a house), you start with a 5/12 roof pitch instead of the standare nominal 4 roof pitch (about 3.5/12) roof pitch. What that means is that the roof goes up 5" per foot instead of 3 1/2" per foot. That will make the home look more residential. You can add bumpouts, faux bumpouts, dormers, shakes, vertical siding. The list is almost endless. Lineals or shutters (shutters will fade) are included in a package that everyone takes. That part is priced into the home. The dormers that are available depend on the roof pitch that you do.
The first thing is color. There are 5 standard colors (White, clay, flint, cream, and olive). There are 4 upgrade colors. They are all darker colors (Blue, brown, blue-gray, green). The upgrade siding must be treated for heat. I have had the Blue on a home for 10 years. It has not faded. It still looks like the day it was built.
The newest things is black exterior windows, doors, facia and trim. The windows and doors are black on the outside and white on the inside.
Pricing
I do not put exterior stuff on my price list. There are just too many combinations to be meaningful. I generally leave that to the last because dome things require certain sized windows, etc. There some things on the price list such as 5/12 roof pitch, black exterior items, shakes, vertical siding. It is just the dormers, bumpouts, etc not on the price list that I provide you. I am going to be posting more about that stuff as I go.
Skirting
That is is big part of the outside appearance of the home.
The home comes standard with vinyl skirting. I try to accommodate every person. If i price better skirting into the base price of the home, I have made a decision for some of my customers who want the least expensive option for their home. That is why that is standard.
The price of the different skirtings above the vinyl will depend on the size of the home. If you choose a different skirting, we give a credit for the standard skirting.
We offer something that most of the other dealers don't offer. Siding to the ground. Most of the pictures we have is the siding to the ground. Generally smaller homes choose the standard skirting because they want to keep the price down.
We offer an insulated skirting, rock skirting without insulation, rock skirting with insulation, and siding to the ground which is insulated. The pricing for each will be on your price list.
We encourage people to do their own siding to the ground. You might be able to con your son, daughter, son-in-law or local handiman. it is not something that has to be done before you move in so you have some time. It is very labor intensive. We will show you how it has to be done. It is not hard to do. We would give a credit for the standard skirting which would cover most of the materials needed. Your savings would be the labor to install. We have had some do that. We had to suspend our siding to the ground option during and after Covid. It was hard to get the siding with a reliable price. We started it again in 2024.

The picture above is a home that i sold in 1997. I sold it to a man that was 91 years old. I just like this picture. I did not want to put a picture of a newer home as my cover photo. I can change the pictures below earsier.
Below are the pictures that we have of ones that we did recently and siding to the ground that we did years ago. Most are of siding to the ground. We will be adding pictures of all the homes that we do without regard to the optional exteriors and skirting. We will be adding pictures of homes from here on out. We want to be more helpful when it comes to designing the outside of the home. There are descriptions of some of the dormers on the pictures. Again, this is a work in progress.
