I do appraisals of mobile and manufactured homes. This is done for finance companies or banks. I give free market values over the phone. Whether you are buying or selling. The appraisal is well done. It includes what the home has in it, color pictures of the home, necessary repairs and comparables if there are any available. It is not my intention to mess up somebody's deal. I make that very clear before I go out. I am doing the appraisal to reassure the bank or financial institution. I am not a licensed appraiser. This is not the purpose of my appraisal. It is to give the bank some evidence in the file that the home was looked at by a person knowledgeable about the market value and condition of the home. Cost. The cost is $100 plus $1.00 a mile mileage (one way) from Fargo, ND. A home 30 miles out, will cost $130.00 for the appraisal. I do a free consultation. I will come to your home- no cost or obligation. I just want to help you. Again, an appraisal is not necessary to determine the selling price of your home or the home that you are buying.
