I know what you are saying right now, "$55,900, I could buy a new one for that". I can hear you saying that. Yes you can buy a new one for that. Not one like this though.

THIS HOME IS THE BEST SINGLE WIDE HOME THAT I HAVE EVER HAD OR EVER WILL HAVE. IF YOU ARE INTERESTED IN QUALITY, IT DOES NOT GET ANY BETTER THAN THIS. This home is the Phoenix Elite model from Liberty. TOP OF THE LINE!!!!!

There are so many quality characteristics of this home. I will attempt to list them below. I am sure that I did not get all of them but I got the obvious ones.

9 foot ceilings. Most homes are 7 or 7 1/2 feet. It gives you a very spacious feeling when you are in the rooms.
Full drywall with tape and textures walls. Most home have a vinyl covered wall board. You would have strips on the wall. This home has no strips.
High quality counter tops, sinks and faucets.
Higher quality linoleum on the floors.
Wide cove (I think that it is hardwood but I am not sure) trim on the ceilings
Trim on the baseboard. Most do not trim out the baseboard.
Higher quality appliances. Built in microwave, dishwasher, stove and refrigerator.
More drawer space in the kitchen.
Lots of built in cabinets in the dining room.
Whirlpool tub.
Decorative windows above the windows. Lots of style.
Steel doors on Both door. and Thermo pane windows. Many have a fiberglass door and self-storing storm windows.
French doors on the master bath. Many do not put a door on the master bath at all.
Double sinks in the master bath. Most only have one.
Separate shower stall in the master bath Many have the shower in the master bath tub.
One piece fiberglass tub in bath 2. Many are plastic.

I can not think of one thing that they did not put on this home.

Now for the set up. The set up is done.

The home is set up on frost piers. If you were to do that it would cost you around $3,000. This home already has it done. If you are going to move it, it won't help but if you plan on leaving it there, it is done. No re-leveling for you. They don't move at all on frost pier footings.
Fenced yard. The yard is fenced. Both doors are on the same side of the home so both doors open into your yard. Many homes have it that the back door opens into the neighbor's yard. That door is practically worthless.
Storage shed. Nice to have. You have to have one.
Patio. You can see it in the exterior pictures if you look closely. There is a patio between the 2 doors for lawn furniture, grill, etc.

If there is one thing that typifies this home is quality. It is everywhere in this home.

The price and the financing

The seller owes about $49,000 on their loan. That is assumable if it remains in the park. The down payment would be negotiable.
If you are going to move it, you must secure a new loan on the home.
THERE IS NO CONTRACT FOR DEED AVAILABLE ON THIS HOME.

If you were to price this one out today, it would be over $70,000 plus sales tax, frost piers, etc. There is no sales tax on a used home but there is sales tax on a new home.
